Why You Might Want a Home Warranty When Buying a Home
If you own a home or are about to own a home, home insurance is a must and is usually required when borrowing from a lender to make that home purchase. However, many buyers ask their agents if they need a Home Warranty.
In this blog post, we will go over why it may be beneficial to go ahead and purchase one before closing. You can also purchase one at any time if you decide later on to do so!
A Home Warranty is a huge benefit to protecting your home, even if you already have home insurance because it gives you the most coverage! So what is a Home Warranty exactly? It’s coverage on repairs and replacements of items in your home due to damage, wear/tear and more. Items like HVAC, Plumbing, electrical work, home appliances and more are usually in a plan that home warranty companies offer.
The warranty company may not cover everything, but they cover a multitude of items inside your home. Sometimes, home insurance companies don’t cover items that a home warranty company will. When you find an item not functioning property that is covered under your policy with the warranty company, you report it to them and they will send a technician who specializes in the item you are having problems with. The cost you pay is usually a technician fee anywhere from $50-$125 depending on the company and plan. Due to the cost of some of those repairs or replacements needed, this is a huge saving to you as the homeowner because you only pay that service fee for the technician (unless stated otherwise in your policy).
Many homeowners have started to buy a home warranty and sometimes can even negotiate with the sellers when offering on a home to include a home warranty at the sellers expense. Other times, you as the homeowner may have to buy it but it gives you peace of mind in your new-to-you home!
